If you are considering finishing your basement, here are a few items to consider. Adding these items in the future can be considerably more expensive and difficult and many will make your home more desirable to future Buyers.
Gas Lines - Gas lines are great additions, especially to areas such as:
Kitchen - Gas Stove
Living Room/Rec Room - Fireplace
Backyard - BBQ
Garage - Garage Heater
Fridge Water Line - Water lines can be run from the kitchen sink, through the basement ceiling, to the back of the fridge.
Water lines can also be run to the exterior or garage. Hot water in the garage is great for cleaning cars and other large items.
Additional and/or Larger Windows - Confirming that basement windows are well located, and large enough to add bedrooms, can increase the resale value of your home and ensure the safety on people in the basement. For more information on window requirements – Click Here
Electrical Wiring - Consider running additional plus, HDMI cables, internet wiring and speaker wires for all future uses, such as a home theatre and office.
Central Vacuum – Pipes and electrical wire for central vacuum systems
Sump Pump/Weeping Tile - Especially if you live in an area with a higher risk of flooding, adding these items can help prevent water damage.
Furnace/Hot Water Tank - If these items are older, consider replacing them before finishing your basement. Also consider moving them to create better layout options.
Sound Proofing - Using materials in the ceiling to improve sound proofing between floors can eliminate future headaches (literally).
Before starting a basement renovation, make sure to contact the City of Calgary to ensure all proper permits are in place; and also consult various home renovation experts regarding building materials (flooring, wiring, HVAC) to confirm they are the best options for your renovation.
